Security Deposit The deposit is required before a reservation will be confirmed.  The security deposit is refunded after departure and keys are returned. If the keys are not returned, a minimum of $100 will be kept out of the deposit to reset the unit keys.  

Taxes and Fees Lodging Tax is 11% of the Rental amount plus a $30 Processing Fee plus a Departure Cleaning Fee of $150.

Rent The total rent amount is due three weeks prior to arrival. This allows sufficient time to provide you the keys to the property and additional information for your stay.

Cancellation There are no refunds for cancellations after the rent payment is received. However, if you need to cancel your trip and we are able to rent the property for the time you had reserved a refund will be issued for the time the property was occupied by another renter.

Check In/Out Check in is at 3pm and check out is 10am. This time is strictly enforced to allow the cleaning staff sufficient time to prepare for the next guest. Please do not arrive early or have anything in the property after check out.

Rental Occupancy The maximum allowed to occupy the property is 10. The atmosphere is conducive to quiet enjoyment of guests in surrounding units and must be maintained. Only responsible adults of 25 or older may rent. Identification must be provided upon request. Violations of any kind are grounds for eviction and forfeiture of rent.

Tropical Storms/Hurricanes If governmental authorities issue a Tropical Storm Warning along with a voluntary Evacuation Order or a Hurricane Warning for the area, you will receive a refund of your deposit and prepaid rent. If you choose to cancel without the issuance of an official order, you will not receive a refund.

Pets Absolutely no pets are allowed anywhere on the property. Any violation will result in an immediate termination of rental with no refund.
 
Smoking There will be no smoking or tobacco products of any type allowed on the property at any time. Any violation will result in an immediate termination of rental with no refund.

Maintenance Report any maintenance issue immediately. Every effort will be made to make the necessary repair in a timely manner.

Internet Wireless Internet available within the unit. You may also bring an Ethernet cable and connect to the Internet in that way if you prefer.

Long Distance Calls They are not allowed from the unit phone; however calling cards that are accessed using  a 800 number may be used.

Parking You will need a parking pass to park in the covered assigned parking. The passes will be available for you at the guardhouse when you arrive.

Towels Please keep towels in the room.  Use your own beach towels for the pool/beach.

AC Please set AC to 80 degrees when you leave the property.
